Opening a kitchen to the living room usually means touching structure. We engineer the beam, get the calcs stamped, carry the load properly and close it back up so the ceiling line reads clean.

When the layout works and the boxes are solid, you do not need a gut job. New doors, new counters, new hardware and lighting gets most of the visual payoff for a fraction of the budget.

We pull permits where structure, plumbing or electrical is involved, and order long-lead cabinetry before demo starts.

Frequently asked
A cabinet and countertop refresh typically lands between $25,000 and $45,000. A full gut remodel with new cabinetry, stone, appliances and updated plumbing and electrical usually runs $70,000 to $150,000, and moving walls or relocating plumbing pushes it higher. You get line-item written pricing before anything is ordered.
A refresh is typically 3 to 5 weeks. A full gut remodel runs 8 to 14 weeks from demo to punch list, and cabinetry lead time is usually the long pole — which is why we order before demolition starts.
If you are only replacing cabinets and counters in place, usually not. Moving plumbing or gas lines, adding circuits, or removing a wall does require a permit in the City and County of Los Angeles. We pull it and handle inspections as part of the job.
Most clients do. We dust-wall the opening, protect flooring on the path in and out, and can help you set up a temporary kitchen with the fridge and a countertop appliance station. You will be without a working kitchen for the bulk of the schedule.
In most cases yes, but if it is load-bearing it needs a properly sized beam and stamped engineering. We handle the structural calcs, the permit and the framing rather than sending you out to coordinate an engineer yourself.
Yes. We work under General B CA CSLB License #1060302 and hold the specialty licenses the trades require, including C-8 concrete, C-15 flooring and C-10 electrical. We carry general liability and workers' compensation coverage.
